Development Consultant / Owner’s Representative

As Owner’s Representative, we represent the Owner through all stages of the development process. Our team serves as the guiding force behind bringing your vision to life. We assist the project and stakeholders with aspects of real estate, entitlements, budgeting, design and construction oversight, overall strategy and more. Our team of development professionals would oversee day-to-day activities of the General Contractor, Architect and other consultants to keep the project on-time, within budget and consistent with your mission & vision.

Consultant & Liaison

With deep relationships across all facets of the development process, our team acts as your consultant and partner in working with engaged professionals, government entities, navigating the legal process, and managing the complexities of the project.

Budgeting & Funding Strategy

Downtown Omaha Development
Douglas County Justice Center

Our team served as Owner’s Representative to Douglas County and lead the development of their Youth Justice Center, a complex of three structures surrounding a central courtyard that consolidates juvenile services. Prior to the completion of the Justice Center, justice related services were spread across five buildings in downtown and midtown Omaha. The existing Hall of Justice downtown was built in 1912 and judicial functions had expanded beyond the building’s capacity. The Youth Justice Center is connected to the existing Hall of Justice via a sky bridge, and houses eight courtrooms as well as offices for attorneys, public defenders and court support personnel. A secured four-story Youth Center has 64 sleeping rooms, spaces for intake, visitation and education as well as indoor and outdoor recreation areas.

The Cosgrove

Located next to UNMC and in the heart of Omaha’s lively Blackstone/Midtown area, The Cosgrove Boutique Apartments offer modern studio, one-, and two-bedroom homes, with furnished options available. Built on a compact footprint, this development spans 200,000 square feet and features 173 thoughtfully designed units. Residents enjoy underground parking, multiple amenity decks, a fitness center, inviting community spaces, and a dedicated dog run, combining convenience with urban living.

In early 2024, Governor Pillen in conjunction with the Department of Economic Development (DED) announced Burlington Capital, in partnership with the Omaha Economic Development Corporation (OEDC), were successful in their grant application to secure $90 million for the creation of an industrial business park near Eppley Airfield. The project team has continued working with Omaha Inland Port Authority to bring this project to fruition.

The Nest

The Nest, a workforce housing community, opened in 2023 with 84 units designed to support the needs of employees from a neighboring manufacturer. Featuring studio, one-, and two-bedroom apartment homes, The Nest also includes a clubhouse and amenities comparable to those found in the surrounding area. These residences play a critical role in attracting and retaining talent in a competitive market while fostering an inclusive community for individuals who might otherwise be unable to live in the area due to economic barriers.
